Q1:      Why do I need a Home Inspection?

A1:      A home inspection is not required by law, but you certainly wouldn't want to purchase a home without performing a home inspection. New homeowners may be overcome with the excitement of purchasing a new home and not notice obvious problems. Many times, there can be hidden problems that are only detected by a licensed professional home inspector. No home is perfect, and many require minor fixes, even new homes. The purpose of a home inspection is to accurately inform the potential buyer of potential problems so that they can make an informed decision.

Q2:      What is a home inspection?

A2:      Home Inspection is defined by NYS as the process by which a home inspector observes and provides a written report of the systems and components of a residential building including but not limited to:

  • Heating System
  • Cooling System
  • Plumbing System
  • Electrical System
  • Structural Components - foundation, roof masonry structure, exterior and interior components or any other related residential building component recommended by the Home Inspection Council and implemented by the Department of State through the regulatory process.

Q3:      How long does a Home Inspection take?

A3:      Most home inspections will last 2-3 hours depending upon the age, size, accessibility and condition of the home. Older homes and larger homes will require more time, as well as poorly maintained homes. It is important that we take the time necessary to thoroughly inspect all areas and systems of the house to ensure that you can feel confident in knowing the true condition of your new home.

Q4:      Should I be present during the Home Inspection?

A4:      Yes. It is important to be present during a home inspection so that you can immediately answer any questions or provide information that will assist the inspector. For potential buyers it is an opportunity to be educated about the home they are considering, and quickly learn of any problems or concerns with the property.

Q5:      What happens if the house fails a Home Inspection?

A5:      A home inspection is not a pass/fail test, but rather a detailed visual non-invasive evaluation of a homes' condition. After the completion of a home inspection we will provide a detailed written report specifying all the areas we inspected and noting any problem areas or concerns.

Q6:      What do I do with the problems and concerns listed in the home inspection report?

A6:      Once you have the report you will discuss with your real estate agent what issue or problems are of a concern to you and would like to have the seller repair or provide a sales credit. Once you have negotiated with the seller and come to an agreement then the sale can move forward.

Q7:      Will the home inspector find everything wrong with the house?

A7:      No. A New York State home inspection is only a “visual non-invasive” inspection of a property at a specific time and day. A home inspector will not be able to find every problem with a home. Home inspectors are not required to observe any item that is concealed or not readily accessible to the home inspector. The home inspector is not required to move furniture, personal or stored items; lift floor coverings; move attached wall or ceiling coverings or panels; or perform any test or procedure which could damage or destroy the item being evaluated. It is expected that not all problems will be found at the time of the inspection and homeowners should expect additional repairs.
